Joseph founded We Spot Investments in 2022 to open Lebanese real estate to investors priced out of whole-property ownership. He leads sourcing, negotiation and portfolio strategy, and personally oversees every acquisition from first viewing to signed lease.

Every unit in the portfolio passes through the same institutional process — from sourcing to the dividend hitting your account.
Portfolio value has grown from $160k at inception to $3M, driven by acquisitions, renovation uplift and reinvested income.
Yields shown are per-unit yearly rental returns as reported by the company; the average is across the 21 income-ready units. The 2027–28 portfolio values are the company's targets, not results, and depend on capital raised and market conditions.
See how your investment could evolve through cash distributions and share-price appreciation. Choose your entry amount to compare three illustrative scenarios.
Minimum entry: 10 shares. Your tier's price applies to every share you buy.
The price per share steps down at 50 and 100 shares, so your total entry cost can fall when you cross a tier. All scenarios project appreciation from a common $1,600 reference value per share; a lower entry price therefore increases your projected percentage gain.
The chart starts at shares × the $1,600 reference value, which can exceed your purchase cost. Subsequent values include cash received along the way. Reference value is a modeling assumption, not cash received or a guaranteed exit price.
Cash distributions: initial investment × annual net yield, paid in two equal instalments on 15 June (15/6) and 15 December (15/12) each year. Net yield stays fixed at 4%, 5% or 8% of your original investment for all five years.
Share appreciation: $1,600 common reference value per share × (1 + annual appreciation rate)⁵. Annual appreciation is 3%, 5% or 7%, paired with the corresponding net-yield scenario. The same projected share price applies to every entry tier. Your share count remains unchanged.
Combined value: estimated ending share value + all cash distributions received. Total gain is combined value less the starting investment. This illustration assumes no reinvestment or dilution. Returns are net after 10% management fees, with no income tax or capital gains tax on the sale of shares. The net-yield inputs already reflect management fees, so no further management fee is deducted in the calculation. Total gain includes the difference between your purchase price and the common reference value, as well as appreciation and cash distributions. The $1,600 reference is a modeling assumption, not a guaranteed resale price. Dollar figures are rounded for display; calculations use unrounded values.
Budget mode: selects the highest whole-share quantity your budget can buy under the three pricing tiers. Unused budget is shown separately and excluded from projected returns.

Speak with the teamThe entry level shown here is 10 shares at $1,600 per share, or $16,000. The price is $1,600 per share for 10–49 shares, $1,500 for 50–99 shares, and $1,440 for 100 or more shares. Each tier’s price applies to the entire purchase, rather than only the shares above its threshold. Confirm availability and final subscription terms with the team.
You purchase shares in We Spot Investments, the company that owns and manages the property portfolio. This is an investment in company shares, rather than a direct title to an individual apartment. The subscription and shareholder documents set out your rights and obligations.
Net yield represents the cash distributions assumed in this simulator after management fees, expressed as a percentage of your original investment. Share-price appreciation represents an increase in the estimated value of your shares. An increase in value is not cash received and is only realised if you can sell at that price.
No. The three illustrations pair annual net yield and share appreciation at 4% / 3%, 5% / 5%, and 8% / 7%. They are assumptions, not promised returns or assigned probabilities. Property performance, expenses, vacancies and market conditions can affect results.
Distributions are paid in two equal instalments each year, on 15 June (15/6) and 15 December (15/12). This simulator assumes cash distributions are paid out, with no reinvestment. The timing and amount of actual distributions depend on company performance and the applicable investment terms; they are not guaranteed by the illustration.

75% of Lebanon's population lives in Beirut and Mount Lebanon. Every unit sits along that corridor — close to the capital, off the highway, rented all year rather than seasonally.

Studios, one and two-bedroom apartments and one commercial space — every unit renovated and managed in-house. Full unit-level figures are shared with prospective investors on request.
